KAMSACK — After a long time on the real estate market, Kamsack’s Duck Mountain Motel was sold to a person with experience in the hotel industry.
“The property is very nice”, said Bhavesh Patel of the Duck Mountain Motel, which he bought earlier in May.
Patel, who also owns the Roblin Motor Inn, was attracted to purchase because of the building's location in Kamsack, which he praised as “a lovely, thriving community” and for its “close proximity to Manitoba”.
The property, which has been on the market since the fall of 2024, was sold by DN Patel of REMax Blue Chip Realty. DN Patel said a "unique feature" of the listing was its size. While most motels he sees are situated on about one acre of land, the Duck Mountain Motel is on 4.18 acres. Included in the motel purchase was a three-bedroom, two-bathroom house on the southwest portion of the property and an on-site laundromat. The motel building itself, built in 1961, is 6,138 square feet and comprises 18 guest rooms, including one ‘king’ room. Behind the property is a wooded area with two log cabins and room for 10 RV campsites.
Though he says “for now it will be business as usual,” Bhavesh Patel plans to build more log cabins in the back of the property and renovate some of the rooms in the motel.
"[The] cabins are quite popular," he notes, especially with tourists to the eponymous Duck Mountain Provincial Park, located 20 kilometres northeast from the motel along Highway 57.
Patel said the “economic benefit of the hotel itself and the community” helped him make up his mind.
“There’s a lot of construction activity in and around the area, and visitors who would like to come and stay during the summer when they are visiting the provincial park," he said.
The mix of construction workers, tourists of the provincial park and daily visitors will help the motel “create a good stream of revenue, so that we’re not only relying on one type of client.” As well, the new owner comments that “if any city or any town has a good number of activities going on, like construction, it gives us good faith in the government as well that the government is keen on investing in the town, which is good for the economy of the town and the business within the town." All this points to a town that “is growing, slowly but steadily”.
The previous owner of the Duck Mountain Motel, April Macdonald, said she wishes Patel “all the best success on [his] new business venture”. MacDonald owns the Duck Mountain Lodge in Madge Lake.
